Property for exclusive use
Elegant 18th-century villa with outbuilding, with a total surface area of 800 m2, capable of accommodating 14 people with its 7 double bedrooms and 7 bathrooms. The villa features an external area with two porches overlooking the garden and the swimming pool, which is for exclusive use. It features an internet connection, a cot and air conditioning in the bedrooms.
Outdoor areas and pool
The fully fenced garden extends over 3,000 m2, much of it lawn, and features secular trees, potted flowers, climbing plants and Mediterranean vegetation that define the external spaces, creating relaxing zones. At the center of the garden is the swimming pool, measuring 6x12 with a depth varying from 1.2 to 2.8 meters, equipped with sunbeds and loungers. Adjacent to the pool is the outbuilding with changing room and service bathroom and, under the portico, a play area with ping-pong table and a large barbecue for outdoor grilling. A large portico, accessed from the living room on the first floor, with sofas, table and chairs for outdoor dining, completes the external area.
Interiors
Villa Franciacorta is distributed over 2 levels. The main entrance is on the first floor, which comprises a large living room with TV and DVD player, 3 lounges (2 with fireplaces), dining room and well-equipped kitchen. A few steps lead up to 1 bathroom with shower. A staircase leads to the second floor, which includes 1 double bedroom, which can be converted into 1 twin-bedded room, with 1 shared bathroom with shower, 4 double bedrooms, 2 bathrooms with shower, 2 bathrooms with bathtub. A closet/laundry room with washing machine completes the second floor.
With access from the outside, adjacent to the swimming pool, is the outbuilding which houses 1 twin bedroom with bathroom with shower.
Location
The villa is located in a small hamlet in the heart of the Franciacorta region, very close to Lake Iseo. Its position is ideal for those seeking a combination of proximity to services and privacy.

Villa Franciacorta is equipped with Wifi internet connection, cot, toiletries in bathrooms, air conditioning in bedrooms and central heating.
Services
Included in the price: household linen for bathroom, bed, kitchen and pool (with weekly change), 3 hours cleaning twice a week (only for cleaning rooms and bathrooms), internet connection, electricity up to 250 KWh/week (above 250 KWh electricity will be charged according to consumption), water, cot. On request we can organize: cooking classes, dinners, extra cleaning hours, wine cellar tours with tastings, excursions to Brescia, Milan, Bergamo, Verona, Venice and Mantua, dance classes in the villa with professional dancers, guided bike rides in the Franciacorta countryside and on Lake Iseo, yoga classes combined with reflexology treatments, laboratories and tastings of Italian oenogastronomic products.
Important information
The swimming pool is open from 1/5 to 15/10. Guests are responsible for cleaning the kitchen and day area (living rooms) and for taking out the garbage, and must leave the house clean at the end of their stay. Possibility of requesting up to 9 additional places (480 euro/person/week) to be paid at the time of booking. In 2016 the villa was painted and a shower cubicle was changed. Check-in: 4:00 pm - 8:00 pm, check-out between 8:00 am and 10:00 am. For arrivals and departures outside the times indicated, a supplement of 15 euro/hour will be charged.
Check-in is not possible after 11:00 pm. The Villa requires payment of final cleaning and security deposit by bank transfer within 10 days of arrival. The security deposit will be returned within 5 days of departure by bank transfer.
Activities and Distances
The villa is located in the Franciacorta region, where you can taste the wine of the same name in one of the many wine cellars. A 15-minute drive takes you to Lake Iseo, famous for Montisola, Europe's largest lacustrine island, and in the immediate vicinity is the Torbiere du Sebino nature reserve, a magnificent nature trail that can be explored on foot or by bike. Also within easy reach are Lake Garda, with its best-known towns such as Sirmione, Salò and Desenzano, and the valleys leading up to the Alps, such as Valle Camonica, with its rock inscriptions, and Valle dei Magli.
