Beautiful panoramic villa with private pool, restructured in 2023, for a total of 180 m2 with 3 double bedrooms and 3 bathrooms plus 1 service room, capable of accommodating up to 10 people. The large garden features a beautiful gazebo in front of the private pool, a veranda equipped for outdoor lunches, barbecue and covered parking on the property. Equipped with air conditioning, Wi-Fi Internet connection, satellite TV and heating, the villa is ideal for families or groups of friends looking for a relaxing vacation with panoramic views.
Outdoor areas and swimming pool
The entire property is immersed in the verdant nature of a large private park of around 10,000 m2, partly laid to lawn, characterized by low vegetation, flowers and varied shrubs. The garden is fully enclosed with an electric gate and a wicket door. In a sunny, panoramic position, the villa is well equipped for relaxing and dining al fresco: it has a barbecue inside outbuilding "1". Just below the house is the fully fenced, rectangular swimming pool measuring 12 x 5.5 with a depth of 1.40 meters, paved on the outside, with sunbeds, external shower and a large gazebo with table and armchairs to shelter from the sun while looking out over the countryside. Around the villa there are several furnished relaxation areas with children's games and a ping pong table. Parking is located inside the property and has four covered spaces.
Interiors
The villa is laid out over two levels linked by an internal staircase. Modern furnishings and details in predominantly white tones give the environment a relaxing, yet elegant atmosphere. From the parking area, you arrive at the main entrance, which opens onto a large living room lit by large picture windows and furnished with two large sofas that occupy almost the entire room; satellite TV and Wi-Fi connection are located on the living room unit. On this level we also find the dining room, the fully equipped kitchen with pantry and access to the outside, where there is a veranda with a table for outdoor meals, and a service bathroom (WC and washbasin). The internal staircase leads to the second floor, where we find a hallway with a double sofa bed, a double bedroom with a single extra bed and bathroom with bath/shower, a double bedroom with a single extra bed and bathroom with shower, a twin-bedded room with bathroom with shower. Outbuilding "1" next to the villa houses the laundry room and the stone barbecue area. A few steps from the pool is outbuilding "2" with checkroom and bathroom with shower. The entire villa is air-conditioned.
Location
The villa is set within a large private estate overlooking and dominating the Val di Chiana plain, with stunning views sweeping across the countryside.

Important information
Check-in must take place between 4pm and 7pm. Swimming pool open from 01/05 to 30/10. Small dogs allowed, subject to payment of 80 euros per week.
Activities and distances
The position is excellent for those who like to alternate rest with excursions. The proximity of the freeway junction provides easy access to the main tourist destinations in Tuscany. There are many cultural and wine and food itineraries to choose from, not only to Tuscany's main centers such as Siena, Arezzo and Florence, but also to Umbria's Assisi, Perugia and Lake Trasimeno. Even the renowned Chianti area is less than an hour's drive away.
