Property for exclusive use
340 m2 property with exclusive swimming pool, divided into two living units, capable of accommodating 10 people with 3 double bedrooms and 2 twin bedrooms, 3 bathrooms and a service bathroom. At guests' disposal are 2 living rooms with dining area, 2 full kitchens, 2 small, finely furnished lounges with satellite TV and working fireplace, and a fully equipped tavern. The spaces feature an enclosed garden on two levels, a loggia equipped with a dining table, wood-burning oven and stone barbecue. The accommodation is also equipped with Wi-Fi internet connection (also in the pool area), ceiling fan in a bedroom on the second floor, cot, high chair and parking on the property.
Outdoor areas and swimming pool
Set on a beautiful Casentino hill, Casale La Toscanella is immersed in the lush greenery of oak forests. Surrounding the house is a welcoming garden of around 10,000 m2, very well tended and enriched with flowers, bushes and other trees, fully enclosed with a wooden fence and natural hedges. In the garden area, on the same level as the house, there is a large portico equipped for al fresco dining, a stone barbecue, a wood-burning oven, a small outdoor lounge with comfortable deckchairs and, just below the level of the house, the brand-new in-ground rectangular swimming pool measuring 8x4 with a depth of 1.40 meters, equipped with sunbeds and two large parasols, an external shower, a gazebo with a small fridge bar. All external areas are well maintained and tended. Covered parking is located inside the property.
Interiors
The two-unit residence has been restructured to retain its original flavor, but has also been enriched with modern finishes. All electrical and water installations are recent. The first floor of the larger unit (210 m2) opens onto a spacious living room with comfortable sofas, satellite TV and a functional fireplace. To its right is a double bedroom with en-suite bathroom and shower, at the rear of which we find a washing machine, ironing board and iron; to the left of the entrance is a large, well-equipped kitchen. This leads into a bright tavern with a large table in front of the bay window facing the garden, comfortable sofas, a functional fireplace and access to the rear of the house with stone barbecue and wood-burning oven.
An internal staircase leads from the living room to the second floor, with a double bedroom with ceiling fan, a twin bedroom and a bathroom with bathtub-shower cubicle.
Separate from the first, but very close, is the smaller unit (130 m2) which opens onto a spacious living room with comfortable sofas, satellite TV, functional fireplace and glass table, a well-equipped kitchen and a service bathroom. From here, an internal staircase leads to the second floor, with a double bedroom and a twin-bedded room, and a bathroom with bathtub-shower cubicle.
Location
Casale La Toscanella is located in Raggiolo, one of Italy's most beautiful villages, enveloped in the silence of suggestive nature, with its narrow, steep cobbled streets leading to the town center, at the top of which are the thick walls of a castle. Important information
The swimming pool is open from 01/05 to 30/09. Only small pets are allowed, but not in the pool area.

We're in Ortignano Raggiolo, included in the list of Italy's most beautiful villages since 2015, a small, ancient village set against the imposing slopes of Pratomagno, overlooking the great plain that divides Casentino and Valdarno. Ortignano Raggiolo was born of the union of the two towns, whose origins date back to the 7th-8th centuries. The town, with its streets that can only be explored on foot, is the ideal destination for those wishing to rediscover the Middle Ages of the Tuscan-Emilian Apennines. The town is equipped for a comfortable welcome that doesn't compromise the possibility of enjoying the authenticity of the place. The territory of Ortignano Raggiolo is also characterized by the presence of numerous agricultural and pastoral traditions, for the preservation of which the creation of the Chestnut Museum has been fundamental.
Among the town's attractions are the church of San Michele and nearby Chiusi Della Verna, a place dedicated to meditation and contemplation, and Bibbiena, an excellent starting point for trips and excursions into the Casentino Forests National Park, one of Europe's most uncontaminated forest areas, a veritable oasis of nature and silence that straddles Tuscany and Emilia-Romagna.
