Property for exclusive use
Exclusive 200 m2 villa with swimming pool, panoramic view of Lake Trasimeno, able to accommodate 6 people with 3 double bedrooms and 4 bathrooms, spacious living room with dining area, full kitchen, small finely furnished living room with satellite TV, fireplace and functional organ, air conditioning throughout the house. The exterior features a fenced garden on 2 levels and a portico with a dining table. The property is also equipped with a gym, Wi-Fi internet connection, cot, high chair, parking and garage.
Outdoor areas and swimming pool
Set on a beautiful Umbrian hill, Villa il Mandorlo is located in a residential area. Surrounding the house is a beautiful, well-kept two-level garden of around 6,000 me, enriched with flowers, olive trees and various fruit trees, including a magnificent pomegranate tree. The garden is fully fenced with an electric gate and wire mesh. In the part of the garden on the same level as the house is a large portico equipped for al fresco dining overlooking the lake, conveniently accessed from the kitchen and dining room: it features a small outdoor lounge, children's games including a basketball hoop, table soccer and 5-a-side soccer cages. Just below the level of the house, currently being installed, is the semi-underground swimming pool, rectangular in shape, measuring 8x4 and with a depth of 1.40 meters, equipped with sunbeds, a large sunshade and an external shower. All external areas are well maintained and tended. Parking is available inside the property, which also has an underground garage.
Interiors
The villa, built by the owners in 2011, is furnished with an extreme taste for period pieces, valuable objects and modern finishes. All electrical and hydraulic installations are therefore recent. The first floor opens onto a vast living room with dining area and small sitting room with comfortable sofas, satellite TV, fireplace, a fascinating functional organ, a small chess table: this whole area is characterized by splendid sliding patio doors that open onto the external portico. Still on the first floor, there's a bathroom with shower, a well-equipped eat-in kitchen with oven and wood-burning barbecue. The kitchen provides convenient access to the outside. A curiosity of the villa: from the entrance, on the right, a large mirrored door opens onto the basement with a garage for cars, wood supplies, a gym with treadmill, exercise bike, rowing machine and a bathroom with shower.
From the living room, an internal staircase with wrought-iron handrail leads to the second floor, with three double bedrooms, all with balcony and lake view, air conditioning and two bathrooms, one with shower and one with bathtub and balcony.
A staircase takes you up to a fascinating terrace where you can enjoy the panoramic view over the lake and sunbathe on two comfortable sunbeds.
Location
Villa il Mandorlo is located in Passignano sul Trasimeno, one of the main villages on the northern shores of Lake Trasimeno, the largest lake in central Italy. From here, you can enjoy a beautiful panoramic view of Lake Trasimeno. Excellent tranquility and privacy, particularly suited to those who like to spend their vacations in a spirit of relaxation, nature and sport.

We're in Passignano sul Trasimeno, which stands on a small promontory on the northern shore of the lake of the same name, surrounded by lush green hills; its position makes it an almost obligatory passage between Umbria and Tuscany. Born as a fishing village, it's a blend of nature, art and folklore that offers a thousand-year-old artistic and architectural heritage. The medieval fortress offers a 360-degree panoramic view of Trasimeno and the surrounding hills. The shores of Lake Passignano offer a host of leisure activities, while the surrounding hills are ideal for trekking to admire the Trasimeno in all its splendour. Numerous ferries allow you to visit the lake's islands and treasures. In Passignano, it's also possible to get to know the wines of the Trasimeno Hills Wine Route, thanks to free wine tasting and participation in the Trasimeno Wine-Tour, with visits to wine cellars.
Nearby attractions include Castiglione del Lago, one of Italy's most beautiful villages, Tuoro sul Trasimeno, Umbertide and Lisciano Niccone.
