Property for exclusive use
350 m2 stone house suitable for 10 people with 3 double bedrooms, 2 bathrooms, 1 double sofa-bed in the living room and 1 double sofa-bed in a connecting room. The residence features a private fenced garden with above-ground pool, outdoor area equipped for alfresco lunches, portable barbecue, Wi-Fi internet connection, air conditioning in bedrooms, mosquito nets and parking on the property. It's the perfect solution for families or groups of friends.
Outdoor areas and swimming pool
The property boasts an enclosed garden, partially laid to lawn, with various hedges and plants, and offers splendid views of the surrounding countryside. Access to the property is via a wooden gate that opens onto a large gravelled area on the side of the house where the parking lot is located. Nearby, below the house, is the above-ground swimming pool (currently being installed) measuring 7.80x2.90 with a depth of 1.20 meters, equipped with sun loungers, parasols and chairs. In front of the entrance to the house is a small outdoor seating area with parasol, wood-burning oven and portable barbecue. A shaded area equipped for alfresco breakfasts completes the relaxation area.
Interiors
The house is laid out over 2 levels that communicate from the inside. The first floor opens onto the entrance hall, which leads to the living room with double sofa-bed, TV, fireplace and dining area. Next door, after climbing two steps, is a passageway with double sofa-bed, 2 double bedrooms, 1 bathroom with shower. A wooden staircase leads to the second floor, where you'll find a large, well-equipped kitchen, 1 double bedroom, 1 bathroom with whirlpool bath. All rooms have air conditioning and mosquito nets.
Location
Casale Grignano is set in a panoramic hillside position inside a farmhouse, a hunting reserve, overlooking the Arno valley south-east of Florence. It enjoys beautiful panoramic views over the countryside, vineyards and olive groves. Surrounded by cultivated fields and woods, the property enjoys total privacy and tranquility, yet is close to a lively center with stores of all kinds, including haute couture.
Facilities
The property is equipped with Wi-Fi Internet access, air conditioning and mosquito nets in the bedrooms, central heating, cot, high chair, courtesy set and hairdryer in the bathrooms, parking inside the property.
Services
Included in the price: linen for bathroom, bed and kitchen (changed weekly), internet connection, water, gas (excluding heating), electricity (excluding air conditioning), high chair and cot. On request and payable on site, we can organize dinners, cooking lessons, housekeepers and baby-sitters.
Important information
The swimming pool is open from 01/05 to 30/09. Access to the house is via 1.2 km of dirt road not suitable for sports or low-slung cars. The owner lives in the house next door, but it is completely independent and separated by a wall. The owner has a Japanese dog kennel on site, and offers a daily boarding service (25 euros 25.00/day) for guests with dogs.
Location and distances
Easily accessible from the freeway, the house is well positioned for visiting this part of Tuscany, close to Florence and the Chianti region. What's more, just 25 km from the property, in Incisa Valdarno (with a freeway exit), is the big-brand shopping center "The Mall" for shopping enthusiasts. A special place to visit is Sammezzano Castle, 25 km away, surrounded by a park of centuries-old redwoods.
