Our apartment is located on the top floor of a small luxury residential villa, and you'll be struck by its incredibly peaceful setting, away from the noisy streets of the town center. Bright and airy, the south-facing, tree-lined terrace is a veritable summer lounge, offering splendid views across the fields to Mont Veyrier and Mont Semnoz, as well as a glimpse of Lake Annecy. Imagine relaxing in absolute peace and quiet, having breakfast in the sun, overlooking nature, horses and mountains... From the balcony of the master bedroom, you can also admire the magnificent wall of the Parmelan. You'll also appreciate the spaciousness and comfort of the interior, and the careful choice of materials: granite, leather club chairs, oak parquet flooring, XVL furniture.

This 85m² apartment, located on the 2nd floor without elevator, is ideal for comfortably accommodating 4 people, with the possibility of adding an extra cot for a child aged 0 to 3. Close to all amenities, your stay will be facilitated by the perfect location for visiting the city of Annecy, enjoying the lakeside beaches in summer or the Aravis ski resorts in winter, as well as festivals all year round.

Neighborhood

The apartment's exceptional location will appeal to anyone looking for tranquility and green spaces, while remaining close to Annecy's amenities and various centers of interest.
Bourgeois residential neighborhood on the heights of Annecy-le-vieux, close to the Annecy-Nord freeway exit (7min via the Aravis expressway). Conveniences are less than 3 minutes away by car (between 1.5km and 2.5km), including the Neuveu bakery and dairy, and the allée des Tilleuls, where you'll find an organic mini-market, pizzeria, delicatessen, bank, pharmacy and tobacconist.
The historic square of Annecy-le-vieux, with its 12th-century Romanesque bell tower, and its gourmet restaurants are just 2km away: l'Ateliers des 4 Gourmets, Le Clos des Sens (2 Michelin stars). Lake Annecy is 3km away (5min by car, or a 25-30min walk from the residence). The beaches of Albigny and Annecy are 3km away, with water sports activities (sailing, rowing, paddles, pedalos and motorboats for hire). At the same distance is the Impérial Palace with its casino. The center of Annecy (Mairie) and the entrance to the old town are 4.5km away. Château de Menthon-St-Bernard is less than 10km away, Talloires and its beach 12km, and Col de la Forclaz 20km.
For sports enthusiasts, there's a horse-riding center in the immediate vicinity of the residence, as well as bike rentals, cycling, jogging, trekking and Mont Veyrier trail routes. The Aravis ski resorts of La Clusaz and Le Grand-Bornand are 26km away, just 30 minutes by car!

Transit

Our apartment is located right next to the Annecy-Nord freeway exit, just 7 minutes from the Aravis expressway. Rare in Annecy, free parking is available at the foot of the residence (1 space reserved for the apartment, with the possibility of a second car opposite the mailbox block 50m from the residence). Public transport is less than 200m away (Rampignon bus stop), and there's a cycle path 100m from the apartment. Annecy train station is 5km away, Geneva airport 45km, or 35min by freeway.
Lake Annecy is 3km away (5min by car, or 25-30min on foot). The entrance to Annecy's old town is 4.5km away. The Château de Menthon-St-Bernard is less than 10km away, Talloires and its beach 12km, and the Col de la Forclaz 20km. The ski resorts of La Clusaz and Le Grand-Bornand are 26km away, just 30 minutes by car!
