Property for exclusive use
Classic Tuscan-style stone villa of 250 square meters with 4 double bedrooms and 4 bathrooms, capable of accommodating 8 people. The villa features a large garden with private pool, an outdoor area equipped for al fresco lunches and rustic barbecue, air conditioning, WiFi internet connection and satellite TV.
Outdoor areas and swimming pool
The property features a fully fenced private lawn garden overlooking a vineyard and the surrounding hills. The swimming pool, which measures 8x3 and varies in depth from 0.60 to 1.3 meters, faces the villa in a sunny position and is surrounded by a paved solarium area equipped with sunbeds and shower. On one side of the pool, guests have access to a patio with a gazebo, table, chairs and rustic barbecue; it can be accessed from the kitchen and living room and is ideal for outdoor lunches and barbecues. The villa also boasts a large 120 square meter covered terrace on the second floor, equipped with small sofas and a table for pleasant moments of relaxation. Around 4 km from the property, guests can make use of the tennis court, which is shared with guests of another property on the same estate.
Interiors
In the course of restructuring, some of the architectural elements of the Sienese Chianti tradition were recovered, such as exposed stonework, wooden beamed and raftered ceilings and terracotta floors. The villa is laid out over three levels, which follow the natural slope of the land. The main entrance opens onto a bright living room with sofas, satellite TV and a dining room featuring French windows leading to the pool area. The kitchen, separated by an arch, is well-equipped and leads to 1 bedroom with 2 beds and bathroom with shower (this room has a high window that lets in light but is not overlooked). Also on the first floor are 1 double bedroom with en-suite bathroom and shower, and a laundry room with washing machine. A terracotta staircase leads to the second floor, with 1 double bedroom, bathroom with shower and access via two French windows to the panoramic terrace. Ascending, you reach the second floor with 1 double bedroom with splendid views and 1 bathroom with hydromassage bathtub.
Location
Villa il Roseto is located in a large estate on the outskirts of Gaiole in Chianti, in the green hills of the Chianti region, an hour's drive from Florence and Siena.

Important information
The swimming pool is open from 1/6 to 30/9 (9am to 7pm). Only small pets are allowed, subject to payment of 15 euros/pet/reservation. Access to the property via 4 kilometers of dirt road in good condition (tarmac on uphill sections). Arrivals are between 5:00 pm and 9:00 pm. Departures between 8:30 and 10:30 a.m.
