Outdoor areas and swimming pool
The villa is surrounded by a large lawned garden, fenced and lit, with a rustic barbecue, which hosts a magnificent swimming pool, measuring 10x5 with a depth of 1.45 meters. The pool area is enhanced by a solarium area equipped with sun loungers and parasols. The large portico, located next to the main house, is equipped with table and chairs and is perfect for organizing outdoor breakfasts and enjoying authentic moments of relaxation. Interiors
The main house is laid out over 3 levels, which communicate with each other from the inside. From a large portico equipped with a table for outdoor breakfasts, the first floor leads to the living room with fireplace and satellite TV, the dining room and the fully-equipped kitchen; 1 secondary bathroom. A staircase leads to the second floor, where you'll find 1 double bedroom with en-suite bathroom and shower, leading to a mezzanine with 2 single beds, and 3 double bedrooms, each with en-suite bathroom and shower. A wooden staircase leads up to the second floor with 1 double bedroom and bathroom with shower. From the outside, a separate entrance leads to the sauna with reaction basin (cold water basin) and the laundry room with washing machine.
The outbuilding, located 10 meters away, has two floors: on the first floor is the living room with fireplace and cooking area. Ascending to the second floor, you'll find 1 double bedroom with en-suite bathroom and shower, and 1 twin bedroom with en-suite bathroom and shower. Both houses are comfortably furnished in a classic, rustic style.
Location
The villa lies in a small valley that branches off to the right of the River Arno and is part of a large estate. The entire area is characterized by cultivated fields, vineyards and woods. The area is sparsely populated with other inhabited houses, as well as vacation rentals. Good peace and quiet, accessed via a comfortable no-climb road.

Services
Included in the price: first supply of household linen for bathroom, bed and kitchen, water, gas and electricity consumption up to 250 kW/week (over 250 kWh will be paid according to consumption), internet connection and cot. On request and payable directly on site, domestic help, cookery lessons, dinners and baby sitter.
Important information
The swimming pool is open from 01/05 to 30/09. For stays of 2 weeks or longer, a compulsory supplement of 200 EUR/week is charged for room and bathroom cleaning and linen change.

Conveniently accessible from the freeway, the villa is well situated for visiting this part of Tuscany, close to Florence and the Chianti region. What's more, just 5 km from the house, in the town of Incisa Valdarno (with freeway exit), is the brand outlet "The Mall" for shopping enthusiasts. Sammezzano Castle, 7km away, surrounded by a park of secular redwoods, is well worth a visit.
