Property for exclusive use
Typical 400 m2 stone villa for 16 people with large garden and private, fenced-in swimming pool with hydromassage. The villa has 8 double bedrooms, each with its own bathroom and WC. The villa is equipped with air-conditioning, Wi-Fi Internet access and a loggia for outdoor lunches. It is particularly suited to groups of friends, large families or events.
Outdoor areas and swimming pool
The property is accessed via a private, tree-lined road leading to the entrance gate. The 1,000 m2 garden is fully fenced and largely cultivated as a lawn; it hosts the fenced touch pool, which measures 15x8 with a depth of 1.50 meters, with two hydromassage areas with a maximum depth of 0.90 meters. The three-sided stone-paved solarium area is modernly furnished with sunshades and sunbeds. Next to the house is a large loggia equipped with a rustic barbecue, table and chairs for lunches, meetings and outdoor parties. Parking is available inside the property.
Interiors
The villa is characterized by wooden furnishings and tapestries typical of country houses, offering an intimate and warm welcome. It is distributed over two levels. The main entrance is on the first floor, characterized by vast open spaces lit by large picture windows. Large arches, a fireplace and beamed ceilings characterize the living area, with sofas and TV, and a large dining room with a table seating 16 and access to the garden. The kitchen, with its large dining table, is fully equipped. 2 double bedrooms with en-suite bathrooms and a utility room complete the first floor. On the second floor we find 3 double bedrooms, each with en-suite bathroom with bath, 1 double bedroom with en-suite bathroom with bath and shower, 1 twin bedroom with en-suite bathroom with bath and shower, 1 twin bedroom with en-suite bathroom with bath.
Location
The villa lies within a vast hunting reserve with large valleys of olive trees, open spaces and woods, a true paradise for nature lovers.
Facilities
Villa Popillo is equipped with Wifi internet connection, central heating, air conditioning in the living room and bedrooms, high chair, cot, toiletries in the bathrooms; parking on the property.
Services
Included in the price: bathroom and bed linen (with weekly change), internet connection, electricity, water, gas and air-conditioning (but no heating), final cleaning. On request and payable on site, we can organize dinners, domestic help, cookery lessons, extra change of linen, cot, high chair and baby sitter.
Important information
The swimming pool is open from 01/05 to 10/10. Access via one kilometer of dirt road. Pets are allowed on request only. For stays with a pet, the deposit will be 1600,00 Eu. No drinking water. Check in: 16:00 - 19:00. In case of delay, a supplement of 40 euro will be charged.
Activities and distances
The villa is perfect for nature lovers who wish to alternate relaxation with excursions to countless famous centers, such as San Gimignano with its famous medieval towers, or Etruscan Volterra. Florence and Siena can also be reached in around 30 minutes by car. Trekking and mountain-biking enthusiasts will also find numerous nature trails through the white roads of the surrounding countryside and forests. The Etruscan coast with its varied beaches is about an hour away by car.
