Property for exclusive use
A beautiful, recently restored old farmhouse, transformed into an elegant, refined country residence, centrally located for easy visits to the whole of Umbria, or to Rome in about an hour and a half by car. The town of Deruta, world-famous for its production of fine ceramics, is just 15 km away, as is the village of Montecastello, which boasts a precious historical heritage, starting with its 19th-century theater, reputed to be the smallest in the world. With its two covered porticoes and wood-burning oven that transport us back in time, guests will find a perfect balance of spaces in which to live in contact with nature and truly detach themselves from frenetic life, savoring the pleasures of life in an atmosphere reminiscent of yesteryear. The outdoor spaces are characterized by a well-kept garden and a beautiful infinity pool (7x13m; depth 1.40-1.80m)(18/05-30/09) equipped with a counter-current swimming device, external shower, hard-surface barbecue, and from which you have a particularly beautiful extended view. A large, fully-equipped panoramic covered terrace lets you dine while admiring the sunset behind the hills. The farmhouse is equipped with central heating, air conditioning, Wi-fi Internet access and a cot. Upon request and payment of a supplement, guests can also enjoy a wellness center (closed in July and August), located on the property and shared with the other two farms, but for exclusive use by rotation (2-3 people, adults over 18 only), equipped with a Jacuzzi pool, sauna, Turkish bath, relaxation area and massages. On request, domestic help, cook, cooking classes. Access to the property via a remote-controlled gate. On-property parking.

ACCOMMODATION: (300 m2) Ground floor: living room (satellite TV) with fireplace opening onto a covered terrace equipped with a large table and wood-burning oven for outdoor meals, dining area with characteristic masonry kitchen counter (washing machine, dishwasher, freezer, microwave, small appliances), 1 double bedroom featuring a very large bay window overlooking the garden, with bathroom (shower). 1st Et. (access via living room or external staircase): 3 double bedrooms, each with en-suite bathroom (shower), connecting room opening onto an equipped panoramic covered terrace. Attic floor: room (height 1.75 m) with two beds, suitable for young people.
DISTANCES: 2.3 km Pantalla (grocery stores), 4 km Collazzone, 18 km Todi, 17 km Deruta (important ceramic art center), 35 km Perugia, 48 km Assisi, 52 km Lake Trasimeno, 150 km Rome.
