Property for exclusive use
Casale Ferraguzzo is a 350 m2 country house with private swimming pool and 7 double en-suite bedrooms, and can easily accommodate 14 people. The old property, which dates back to the 18th century, has been perfectly restructured and is particularly suitable for groups of friends, large families or events. The property features a spacious portico, complete with tables and chairs, set in a large, fully fenced park with lawn and barbecue.
Exterior and pool
The house is surrounded by a large garden with an English-style lawn, fully fenced in, with tall plants, secular oaks and flowers of all kinds, inside which is a vast swimming pool with Roman staircase, measuring 18X6 and varying in depth from 1.5 to 2 meters. The characteristic light-filled portico is ideal for alfresco lunches and dinners, and is well equipped with table, chairs and stone barbecue. Inside the fenced-in area, which is still part of the property, you'll find the small soccer pitch, the children's play area with a swing, slides, ping pong table and petanque court.
Interiors
The house's furnishings are sober and elegant, thanks to the use of locally-produced materials such as stone and terracotta. On the first floor we find the covered and equipped portico, from which we access the well-equipped kitchen and dining room, 1 double bedroom, 1 bathroom with shower in the adjacent private corridor for the bedroom, 1 double bedroom, 1 bathroom with shower usable for people with reduced mobility. Up a few steps to the living room with satellite TV and DVD player, opening onto a large, practical terrace, 3 double bedrooms, 2 with en-suite bathrooms, 1 bathroom with shower. On the second floor, in the turrets with magnificent panoramic views, there are 2 double bedrooms with en suite bathrooms (one with shower, the other with bath).
Location
The property of approx. 4,500 m is completely independent and fully fenced, strategically located on the border between Umbria and Tuscany, close to all major points of interest.

The property is equipped with Wi fi internet connection, central heating, air conditioning, free toiletries and hairdryer in each bathroom, laundry/laundry room, playground, covered parking on the property.

Included in the price: household linen for bathrooms and beds (with weekly change), internet connection, high chair and cot, 6 bicycles. On request and payable on site, we can organize cooking classes, dinners, excursions, breakfasts, ebike, moto enduro and quad excursions.

Swimming pool open from 1/05 to 30/09. Only small pets allowed, subject to payment of 120 Euro/pet/reservation.

Situated in an excellent position for visiting both Tuscany and Umbria, the structure is 12 km from Sansepolcro and Anghiari, where you'll find all kinds of stores and a supermarket; it's 15 km from Città di Castello, where there's a fully-equipped spa center. Perugia is 60 km away, the beaches of Riccione 100 km, Florence 110 km.
