Property for exclusive use
Villa Ardene is the result of the careful restructuring of two adjacent old stone country houses, distributed over two floors, for a total of 450 square meters, capable of accommodating 14 people with 7 double bedrooms and 7 bathrooms. The villa overlooks the hills in a panoramic position and boasts an enormous garden, private swimming pool, air conditioning and Wi fi internet connection. It's the ideal solution for groups of friends or large families who want to be together while retaining their own independence; it's also an excellent solution for organizing events.
Outdoor spaces and swimming pool
The villa is surrounded by a private park of around 5,000 square meters, featuring plants and flowers such as antique roses and lavender, Mediterranean maquis, secular trees and a large olive grove that surrounds the property. The irregularly shaped pool measures 6x12 and varies in depth from 1.50 to 2.00 meters, but one section is only 80 cm deep, suitable for children. A wooden gazebo, a well-kept English-style meadow and the solarium with sunbeds and parasols define the pool area, which offers an unforgettable view over the valley. The property also features a well-maintained barbecue area and wood-burning oven, as well as a panoramic veranda/dining room that opens entirely onto the garden for al fresco dining.
Interiors
The special feature of the villa and outbuilding is that access is only from the outside.
On the first floor, the main villa comprises a large dining area with large bay windows overlooking the garden, completely open for al fresco dining, but also featuring a pellet stove (for colder seasons) with a large table for dining together, a well-equipped kitchen and WC. Up 3 steps you'll find a suite with living area, cooking area, fireplace and double bedroom with bathroom with whirlpool bath, a double bedroom with private bathroom with whirlpool shower, another suite with con living area, cooking area, fireplace and double bedroom with bathroom with whirlpool shower.
Still only accessible from outside, by descending 13 steps below garden level, you'll find a tavern/living room with sofas, satellite TV and fireplace.
The ground-floor outbuilding comprises a splendid suite with large living room, dining area and fireplace, small kitchen, bathroom with shower and double bedroom with fireplace and bathroom with whirlpool bath, double bedroom with bathroom with shower, double bedroom with bathroom with whirlpool bath, bedroom with 2 single beds.
Position
Villa Ardene is in a panoramic position on the gentle hills of the Val d'Orcia, where the dominant landscape feature is the grey clay soil that forms the famous "lunar landscape" of the Sienese Peaks.

The villa is equipped with Wi fi internet connection, central heating, air conditioning in all rooms, cot, high chair, parking on the property.
Services
Included in the price: linen for bathroom, bed and kitchen (changed weekly), internet connection, water, electricity and gas, cot, high chair. On request and payable on site: wood for the fireplace and pellets for the stove, pool towels, possibility of organizing cooking classes, breakfast, dinners, domestic help, free tasting of local products (by prior arrangement), weddings, excursions and trekking.
Important information
Swimming pool open from 01/05 to 30/09. Pets allowed for a fee of 15 Euro/day.
Activities and distances
Thanks to its central position between the Via Francigena and Lake Trasimeno, Villa Ardene is the ideal starting point for numerous itineraries for trekkers, Nordic walkers and mountain bikers. In the immediate vicinity are picturesque villages such as Montepulciano, Pienza, Montalcino, Bagno Vignoni and Cortona, famous for their wines, extra-virgin olive oil, Pecorino and precious meats. Siena, Perugia, Arezzo and Orvieto can all be reached in around an hour, with Rome less than two hours away. Montepulciano, with all its stores and supermarkets, is 3 km away.
