Property for exclusive use
Ancient stone farmhouse immersed in nature and distributed over several levels, with outbuilding, for a total of 210 square meters, ideal for accommodating 10 people with 5 double bedrooms and 4 bathrooms. The private, fully-equipped swimming pool is in a panoramic position overlooking the vast green outdoor spaces, with a lovely shaded arbour for staying outdoors, complete with barbecue area and wood-burning oven.
Outdoors and pool
The farmhouse offers vast open spaces and is entirely surrounded by olive groves and vineyards typical of the hilly region. The garden is large and inviting, with plenty of places to relax or enjoy a glass of Chianti Classico as the sun sets. The shaded terrace is equipped with outdoor iron furnishings and features an old wood-fired oven, for pizza or bread, and a barbecue. The rectangular swimming pool, measuring 6x12 and 1.50 meters deep, is in a beautiful panoramic position below the house, in a sheltered area with a splendid view of the surrounding landscape; it is equipped with sunbeds and deckchairs, allowing you to relax in the sun or in the shade of the arbour.
Interiors
San Romolo is characterized by different levels, typical of the old farmhouses of the region. Access to the house is via a characteristic flowered gallery that leads directly to the parking lot. The main entrance is on the raised first floor, and opens onto the living room with satellite TV, a small hall with a double bedroom at the far end, and a small bathroom with shower (no shower tray). A few steps down lead to the first floor, where we find the dining area with a fully-equipped kitchen that opens out onto the covered patio, ideal for al fresco dining using the nearby wood-burning oven and barbecue. A terracotta and wrought-iron staircase from the living room on the raised first floor leads to the second floor where there are 2 double bedrooms, 1 twin bedroom, all with splendid views over the countryside, and 2 bathrooms with showers. With access from outside and on the first floor is a small outbuilding with a living room with cooking area, a double bedroom, a bathroom with shower, a garden and a small terrace equipped with table and chairs.
Location
The farmhouse is immersed in green countryside, in a strategic position in the Chianti Classico hills, close to the town of Barberino Val d'Elsa.

San Romolo is equipped with Wi fi internet connection, central heating, mosquito screens on all bedroom windows, wood-burning oven, barbecue, floor fans in every room, parking on the property.

Important information
Swimming pool open from 01/05 to 30/09. San Romolo is attached to another house, but enjoys complete privacy as the windows of the other house do not overlook the garden or the pool.
Activities and distances
The farmhouse is an excellent base for visiting the main towns of the region, or the ancient villages and castles of the noble Florentine and Sienese families. Possibility of visits and tastings at Chianti farms and wine cellars, horseback riding, excursions, trekking and cooking classes.
Tavarnelle 4.8 km (all kinds of stores, tennis court), Florence 40 km, Siena 47 km.
