Property for exclusive use
Podere i Casini is a characteristic restored hamlet, consisting of a main building and a stone annex, for a total surface area of around 750 m2, capable of accommodating up to 24 people, with its 12 double bedrooms and 8 bathrooms. It features a large fenced park, private fenced swimming pool, tennis court, ping-pong table, equipped pergola and barbecue, WiFi connection, central heating and parking. It's ideal for groups of friends as well as large families who want to keep company while retaining their own independence.
Outdoor areas and swimming pool
The entire property is immersed in the lush greenery of a large, private, fenced park of 1.8 hectares, characterized by low-growing vegetation, lavender, a variety of flowers and shrubs, as well as cypress, olive and ancient oak trees. For guests' exclusive use, there's a regulation tennis court, plenty of green lawn space, several furnished relaxation areas, a large paved courtyard and a large shelter equipped with tables and chairs for al fresco dining, where the whole group can gather.
A short stroll down a tree-lined driveway that extends a few meters from the villa leads to the magnificent, sun-drenched swimming pool, with panoramic views over the gentle surrounding hills. Rectangular in shape, the fenced-in pool measures 5x15 and varies in depth from 1.40 to 2 meters, making it ideal for swimming or simply cooling off on hot summer days. An area paved with white travertine on one side of the pool is furnished with sunbeds, deckchairs and parasols. From here, down a few steps, you'll reach the technical rooms with a shower room. A small but graceful consecrated church enriches the hamlet, available only for ceremonies. Access to the property is via an imposing iron gate, beside which is a vast parking lot.
Interiors
The interior spaces retain all the elements typical of the Tuscan tradition, such as wooden-beamed ceilings, terracotta floors and large "mandolata" windows. The main building houses 3 apartments, each with its own independent entrance.
The first apartment (180 m2) is on the second floor. A 15-step external staircase leads to a characteristic vaulted loggia furnished with a small wicker salon. The entrance opens onto the living room with sofas and armchairs, a fireplace and satellite TV, a well-equipped kitchen/dining room, 2 twin bedrooms, 1 large double bedroom with a typical working tiled stove and 2 bathrooms with bathtub.
The second 200 m2 apartment is on the first floor and has two entrances on opposite sides of the house. The courtyard leads to an enclosed veranda with huge picture windows, which can be used for lunching together, as it has a long table with benches, but also for relaxing or playing table soccer. The second entrance opens onto the living room with sofa, satellite TV and decorative fireplace, leading to the fully-equipped kitchen/dining room. The sleeping area comprises 1 double bedroom, 1 twin bedroom, 1 bedroom with bunk beds and a single bed, and 2 spacious bathrooms with bathtubs.
The third 160 m2 apartment has two entrances and is distributed over two levels. The main entrance is on the second floor, which features a well-equipped full kitchen/dining room, a living room with sofas, armchairs, satellite TV and fireplace, 1 twin bedroom, 1 bathroom with shower. A terracotta staircase leads down to the first floor (also accessible from outside), where you'll find 1 double bedroom, 1 bedroom with bunk beds and a single bed, 1 bathroom with bathtub.
The 220 m2 annex is separate from the main building; it extends to the first floor, which comprises a spacious living room with a large fireplace, satellite TV, a well-equipped kitchen/dining room, 2 twin bedrooms and 1 double bedroom, each with access to the garden, 1 bathroom with bathtub, 1 bathroom with shower.
A laundry room is available to guests.
Location
Podere i Casini is set in the midst of the gentle Sienese hills, in one of the most enchanting and unspoilt Tuscan landscapes, in a lush Mediterranean maquis of holm oaks, junipers, arbutus and broom, as well as a natural habitat for many animal species typical of the region. The property is the result of a careful restructuring of the old main building, which originally corresponded to the old farmhouse with its tool shed and sheepfold.
Facilities.
All apartments in the hamlet are equipped with fridge, freezer, dishwasher, electric oven, WiFi internet connection, central heating, cot and hairdryer.
Services
Included in the price: household linen for bathroom, bed and kitchen (with weekly change), electricity, water and gas consumption, Internet connection and a crib. On request and payable on site, we can organize dinners and cooking classes with the local chef, breakfasts, pizza parties with wood-fired oven and pizzaiolo, housekeeper and baby sitter.
Important information
The swimming pool is open from 01/05 to 31/10. The security deposit must be paid at least 1 day before arrival using Paypal; it will be returned at the latest 7 days after check-out, again using Paypal. Evenings, parties, drinks and food are not allowed in the fenced-in pool area. Loud music must be kept to a minimum, but must be turned down by midnight at the latest. The janitor, who discreetly looks after the external areas and the pool, sometimes lives in an apartment on the property, but guarantees total privacy and exclusive use of the house. It is forbidden to organize events of any kind (weddings, receptions, parties) without prior agreement.
Activities and distances
Thanks to its location, the surrounding area offers a wide range of activities, from nature reserves and castles to the medieval town of Casole d'Elsa, Tuscany's most interesting art cities and the famous Chianti region. The coast can be reached in just over an hour by car. Visits and tastings are possible at farms and wineries, one of which is just a few hundred meters away.
