Property for exclusive use
Villa Serafina is an independent house, with a total surface area of 250 m2, capable of comfortably accommodating 14 people with its 4 double bedrooms, 2 triple bedrooms, and 4 bathrooms. The villa has a large garden, a swimming pool for exclusive use, a terrace equipped for outdoor lunches, WiFi internet connection and satellite TV. It is particularly suited to groups of friends and large families.
Outdoor areas and swimming pool
In front of the house is a fenced garden overlooking the plain between Pistoia and Lucca, into which the private swimming pool measures 3.5x7.5 with a constant depth of 1.2 meters. From here, ten or so steps lead down to the large terrace with table and chairs, ideal for al fresco dining and also accessible from the living room. Parking is a little further down the road, shared with the owner.
Interiors
The house is laid out on two levels. An internal staircase leads from the garden to the second floor, where the entrance hall opens onto a large, bright living room with dining area, fireplace, satellite TV and access to the large panoramic terrace. Next door but in a separate room is the well-equipped kitchen. 3 double bedrooms, 1 bathroom with shower, 1 bathroom with bathtub and double washbasin complete the second floor. From the living room, a beautiful white marble staircase leads to the second floor, comprising a living room, 2 triple bedrooms, 1 double bedroom, 1 bathroom with shower, 1 bathroom with bathtub and a double washbasin.
Location
Villa Serafina lies halfway up a hill overlooking the small town of Pescia. The position affords panoramic views stretching from Montecatini Terme to the Lucca plain. Exposed to the sun until sunset, it is nevertheless ventilated, allowing you to stay outdoors even during the hottest summer hours.

Important information
The swimming pool is open from 15/5 to 30/9. On the first floor, in an independent position, there is also an apartment inhabited by the owners, who however have no access to the pool or garden.
Access to the property is via a small asphalt road leading uphill. The last 300 meters are not accessible by camper van. Pets are allowed on payment of 20 euros/pet/week. Bed/bath/kitchen linen not provided, can be rented.
Activities and distances
The villa lies in the hills between Pistoia and Lucca, both just a few dozen minutes away by car. Places of interest in Pistoia include the Piazza del Palazzo Pretorio and its Duomo, where the market is held twice a week. Children will love the nearby zoo and the Pinocchio Park in Collodi. Montecatini, with its thermal baths and golf course, can be reached in half an hour by car. Lucca's historic center is well worth a visit, as is the walk along its Renaissance walls. For a day at the seaside, the beaches of Versilia are less than an hour away.
