Property for exclusive use
Typical 100 m2 stone country house easily accommodating 4 people, with 2 double bedrooms and 1 bathroom. Entirely independent and fenced in, the house features a private, fully-equipped garden, a private swimming pool secured for children, an arbour, a barbecue, parking and a wifi connection. Ideal for couples or families with young children.
External areas
The property extends to around 500 m2, is fully fenced and follows the natural gradient of the land, which has been used to create a variety of relaxation areas. In a dominant position, bounded by a wooden fence and closed by a gate, is the private swimming pool measuring 3x4 with a depth of 1.60 meters. Paved on the outside with natural stone, it is equipped with sunbeds, a parasol and a cold-water shower. A triangular shade cloth occupies the lawn area next to the pool, which is equipped with garden furniture for pleasant aperitifs at sunset. Guests also have access to a large terracotta-paved terrace in front of the entrance to the house, with an arbour, table, chairs and rustic barbecue for al fresco dining, a parasol and two sunbeds. Private parking for 2 or more cars is located just outside the property gate.
Interiors
Villino Marmoraia has been harmoniously furnished, retaining the characteristic wooden ceiling beams and terracotta floors. From the entrance door on the first floor, you enter the living area, which consists of a living room with sofa, armchairs, fireplace, dining area with satellite TV and equipped cooking area, and a small, hidden but well-lit room with a large window. Also on the first floor is 1 twin bedroom. On the second floor we find 1 double bedroom and a large bathroom with shower.
Location
The accommodation is located in the small village of Marmoraia, with its scattered houses and interesting Romanesque church. Most of the village still retains its medieval fortifications, on the Sienese "montagnola", exactly halfway between the city of Siena and Valdelsa.
Facilities
The accommodation is equipped with wifi internet connection, central heating, cot, high chair, safe in the twin room, mosquito nets on the windows and hairdryer.

Included in the price: linen for bathroom, bed, kitchen and pool (changed weekly), water, electricity and gas, Internet connection, cot and high chair. On request and payable on site, we can organize dinners, domestic help and babysitting.
Important information
For stays with a pet, the deposit will be 500,00 Eu.
The swimming pool is open from 01/06 to 30/09. The property is accessed from the main road via 700 m of dirt road not suitable for sports cars or minivans. On Wednesdays and Saturdays, the gardener looks after the garden.

This is an excellent location for nature lovers, walkers and medieval art enthusiasts. The whole area is in fact a concentration of castles, churches, hermitages and other incredible architectural beauties immersed in a thick forest of oaks and holm oaks. Its strategic position makes it an ideal base for visiting Siena, San Gimignano and Florence. Visits and tastings at local farms and wineries, horseback riding, excursions and trekking.
