Are you looking for a large house for 6 (or even 8 on request), in an unspoilt riverside setting with a private 2,500m² fishing pond... Le Moulin de Gratte Sac is a 2.5ha estate and a large house on the ground floor* with 3 bedrooms (from 9 to 12m²), a vast living room (22m²) with fireplace (insert), a kitchen-dining room (31m²), a bathroom, a shower room and 2 WCs. Each room opens onto a terrace via French windows or bay windows.
The large, south-east-facing terrace opens onto the entire natural environment - a real delight!
Fishing? There's plenty of fish on the lake: roach, perch, carp, pike... and trout in the Erve river. A fishing lodge equipped with sink, fridge and basic fishing tackle is located between the river and the pond.
There's also a large shed with a ping-pong table, bicycles of all sizes and a ground for playing pétanque. The hangar can accommodate several vehicles (including camper vans).
To complete your leisure activities, numerous indoor board games and outdoor family games (Mölky, rackets, ball...). Deckchairs - Garden furniture - 2 barbecues: 1 gas and 1 charcoal.
Going out? You're close to Sainte-Suzanne (castle, park, museum, stores, restaurants and great hiking trails), Evron 6km away (basilica with famous concerts, shops, markets, restaurants), Saulges caves on the theme of prehistory (hiking, climbing, museum, restaurants). And access to 6 km of cycle paths... The owners will be happy to guide you according to your wishes.
Sleeps: 1 bdrm with 1 bed 140*190. The 2nd bdrm on the ground floor has 1 bed 160*190, and on the mezzanine - accessed by stairs - is a 9.6m² bdrm with 2 beds 90*200. Additional sleeping possibilities in the living room: 1 sofa bed 160*200 and a 1-person armchair. Comforters: bed 140: 220*240 / bed 90: 140*220. Household appliances and laundry are in a dedicated room.
The gîte is not completely on one level: 3 steps between the living room and the kitchen/dining room. Bathroom and separate toilet are between the 2 bedrooms. Italian shower and WC adjoin the living room.
Baby equipment: cot, high chair, booster seat, changing mat, bathtub, stroller.
Wifi (non-contractual info: 10.5Mb/s in, 0.7Mb/s out, 33.3 ms latency). Television - DVD player. Pets allowed (except Cat. 1 & 2). Telecommuting: a space with a desk in the living room and wifi.
Electric heating on meter reading with a 30kwh/d flat rate offered (to be paid to the owner).
Included: beds made on arrival-household linen.

Pets accepted. Gîte on ground floor, but 3 steps between living room and kitchen. The shower room with Italian shower and WC with handle is accessible from the living room. Bedrooms are on the same level as the kitchen/dining room.

From Voutré, head towards the lake. Continue for 2.5km to the Crouzille crossroads, then head for Assé le Bérenger. The road to the gîte is 300m on the right.
From Evron, drive to the entrance to Assé le Béranger. Follow the signs for Sainte-Suzanne. The road is 3km on the left, after a pumping station and before the Crouzille crossroads.
From Sainte-Suzanne, head for Assé le Béranger and continue 300m past the Crouzille crossroads, with the track on your right.
