Property for exclusive use
Large villa dating from the 70s, 500m2 with private swimming pool, suitable for 12 people with its 6 double bedrooms and 7 bathrooms. Guests can enjoy a panoramic garden equipped with a table and barbecue for outdoor lunches. The property is equipped with satellite TV, internet connection, portable air conditioners in all rooms, heating and parking.
Outdoor areas and swimming pool
The villa is immersed in the greenery of a large private garden of around 500m2, partly in a natural meadow characterized by large cypress trees, flowers and various shrubs, in addition to a few ancient oak trees. The villa, located within a 25-hectare estate, overlooks a hill with breathtaking views; it is immersed in an uncontaminated area where it is possible to observe roe deer, hares and pheasants. The garden is well equipped for relaxing and enjoying lunch al fresco, with a stone barbecue. Nearby, lower down from the house, is the rectangular swimming pool, measuring 4x8 with a depth of 1.50 meters, paved on the outside and equipped with sunbeds, an outdoor shower and a shaded gazebo. There's a lovely, well-equipped shaded area with table and chairs for guests to relax and enjoy lunch al fresco, accessed directly from the kitchen. Parking on the property.
Interiors
The villa is built on three levels that communicate internally. Most of the furnishings and details are in white tones, giving the whole a relaxing, elegant atmosphere. The first floor features a loggia with seating area, leading to the entrance hall, living/study room with TV, 1 double bedroom with seating area and bathroom with handicapped-accessible shower, walk-in wardrobe and access to a panoramic terrace. Descending 4 steps, we find 3 double bedrooms with en-suite shower rooms, 1 double bedroom with en-suite hydro-massage bath and access to a terrace, 1 double bedroom with access to a terrace and en-suite shower room. Bedroom windows are equipped with mosquito nets and portable air conditioners. On the first floor, down a staircase, you'll find a large living/dining room with direct access to the garden, a fireplace (not usable), 1 service bathroom, a storage room, a beautiful kitchen with a large fridge equipped with an ice maker, and direct access to the external shaded area with table and chairs for outdoor breakfasts.
Position The villa is situated on a hill (590m above sea level) close to a village, also accessible on foot, and overlooking the Orcia valley with a beautiful panoramic view. All around is the countryside with its olive groves and woods.
Facilities Casa del dottore is equipped with Wi-Fi internet connection, central heating, portable air conditioners in all rooms, cot and high chair.

Included in the price: linen for bathroom, bed and kitchen (with weekly change), internet connection, electricity (except for air conditioning), water and gas (except for heating), cot and high chair. On request and payable on site, domestic help, typical Tuscan dinners, cookery courses, excursions and guided bike tours of the Val d'Orcia.
Important information The swimming pool is open from 01/06 to 15/09. A heating fee is payable for pre-heating the villa to 18°.
Activities and distances The location is excellent for those who like to alternate relaxation with excursions. The villa's proximity to the motorway junction makes it easy to reach the main tourist destinations in Tuscany. Cultural and gastronomic itineraries abound: to the main centers of Tuscany such as Siena, Arezzo and Florence, as well as Umbria with Assisi, Perugia, Lake Bolsena and Lake Trasimeno. The renowned Chianti region is also about 2 hours away by car.
