Property for exclusive use
Villa Berta is a large, comfortable villa for up to 20 people with 8 double bedrooms, 2 sofa beds, 2 extra beds and 7 bathrooms. Immersed in the hills, the property is fully fenced with independent access, allowing total privacy. The outbuilding and pergola are well-equipped with sofas, armchairs, tables, chairs, wood-burning oven and barbecue, making it the ideal place to eat together. The villa is ideal for large families and groups of friends who wish to relax in the large park surrounding the villa, in the swimming pool, or use the SPA located inside the estate.
Outdoor areas
In the center of the garden is the swimming pool, measuring 16 x 8 with a depth of 1.2 m, equipped with sunbeds, sun loungers and parasols. A large outbuilding serves as a dining room with a fully equipped kitchen and a terrace covered by a pergola, with wooden tables and chairs; from the terrace you can also access the wood-burning oven and barbecue, for preparing meals and eating together. A path inside the estate leads to the lake and tennis court (shared with another villa.)
Interiors
Villa Berta has been recently restructured, retaining its original charm with beautiful finishes, old wooden beams, terracotta floors and stone fireplaces in the living rooms. The villa is divided into two apartments, one on the first floor and the other on the second floor.
(Apartment 1): Located on the first floor, it consists of a living room with dining area, kitchen with fireplace, TV and dvd player, 1 double bedroom with additional single bed, 1 bathroom with bathtub and shower, 1 double bedroom with bathroom with shower, 1 bedroom with 2 beds and bathroom with shower.
(Apartment 2): Located on the second floor of the villa it consists of a living room with dining area, kitchen with fireplace and TV, 2 double bedrooms one of which with bathroom with shower, 1 twin bedroom, 1 bathroom with shower.
(Outbuilding 1): Located on the first floor, it comprises a kitchen, 1 double bedroom with additional single bed, 1 bathroom with shower.
(Dependance 2): Located on the first floor, it comprises a living/dining room with 2 single sofa beds, a kitchen, 1 double bedroom, 1 bathroom with shower.
(Shared outbuildings): Still for the exclusive use of the villa, this outbuilding is located in the garden and is entirely on the first floor; it comprises a living room, a kitchen with dining area, WC and a large solarium terrace.
Location
The residence is located within an estate that extends over 66 hectares of woods and cultivated fields in the Casentino area, a historically rich area, such as the sanctuaries of La Verna and Camaldoli.
Facilities
The villa is equipped with wifi internet connection, central heating and parking inside the property, and a SPA located inside the estate.
Services
Included in the price are household linen for bathroom, bed and kitchen (changed weekly), internet connection, wood for the barbecue, daily pool and garden cleaning, maintenance of tennis equipment, electricity, water and gas consumption, use of the tennis court and lake for fishing (equipment not provided), use of the organic vegetable garden inside the property, nature trail on foot. On request and payable on site, we can organize cooking classes, dinners, weddings, housekeeping, baby sitter, or wellness treatments (Jacuzzi, indoor saltwater pool, chromotherapy, sauna) in the SPA located inside the estate (available by prior reservation only).
Important information
Check-in must take place between 3pm and 8pm. Check-out by 9am at the latest. Swimming pool open from 01/04 to 01/11. The SPA is open from 2:30 pm to 6:30 pm and can accommodate up to 8 people for a fee. Access to the Spa is only permitted for people over 16.
Activities and distances
The property offers a wide range of activities: tennis, trekking in the woods, cycling, fishing, wellness trails; it can also be an excellent starting point for excursions to discover the gastronomy and typical products of small Casentino villages and monasteries such as Vallombrosa Abbey, Camaldoli Hermitage and the Verna Sanctuary. Numerous excursions are also possible in the Casentino Park, and the cities of Arezzo and Florence are within easy reach.
